For homes already on the market
Selling your home?
Let it earn while you wait.
A beautifully managed short-stay option for empty homes that are already for sale.
Selling a larger home can take time. In the meantime, an empty property still needs heating, insurance, maintenance, security and regular attention — without producing an income.
Nest Projects offers another option. We prepare and manage suitable homes for short stays while they remain actively for sale. Your estate agent continues marketing the property, sales viewings always take priority, and our flexible arrangement is designed to finish when the house is sold.
Sale remains the priorityA clear relationship
Owner
Receives an income from suitable booked stays while retaining the decision to sell.
Estate agent
Retains the sales instruction and continues to market the property to buyers.
Nest Projects
Operates agreed periods professionally, carefully and around the sales process.
For owners
Keep selling.
Start earning.
The owner’s plans for the property do not change. Nest Projects simply makes productive use of suitable periods before the buyer arrives.
We can take care of the practical work required to create a considered, guest-ready stay:
- Preparation and presentation
- Photography, pricing and listings
- Bookings and guest communication
- Cleaning, laundry and changeovers
- Day-to-day property management
No upfront management cost. No long-term letting commitment. Just an income from a home that would otherwise be sitting empty.
For estate agents
A better option for your vendor.
Another reason to retain the instruction.
You keep the sales instruction, continue marketing the property and continue arranging sales viewings. Nest Projects is an ally to the selling agent, not a competitor for the client or instruction.
We give your vendor a constructive option for generating income while they wait for the right buyer, potentially reducing the frustration of an expensive empty property and creating an alternative to simply discussing repeated price reductions.
Sales viewings remain the priority. Nest Projects handles the short-stay operation around the sales process, so you do not become responsible for guest communication, cleaning or changeovers.

The right homes
Initially, we are especially interested in five-bedroom homes with parking.
We will consider other substantial Brighton and Hove homes where the location, condition, layout and practical arrangements could support a high-quality short stay.

Designed to be
flexible.
Does the property stop being for sale?
No. The property remains actively for sale throughout. The estate agent continues the sales process and viewings take priority.
Is there a long-term letting commitment?
No. The arrangement is designed around the period before a buyer completes and can end when the house is sold, subject to the agreed terms.
Who pays for the management?
There is no upfront management cost. The owner receives 70% of accommodation income, with agreed direct operating costs accounted for transparently.
What happens before we start?
Every property is assessed individually. Before accepting bookings, Nest Projects agrees the practical arrangements, responsibilities, proposed use and relevant permissions or insurance requirements with the owner.
Will every property be suitable?
No. We are looking for a small number of substantial homes where a professionally managed short stay is practical and appropriate.
