Vrbo is introducing a revised commission model from 29 October 2026, making this an important moment for holiday-let owners and property managers to review pricing and payouts.
What is changing?
Vrbo’s own guidance describes a standard 12% commission on the rental amount and applicable host charges, including cleaning and pet fees. This replaces older fee arrangements for many hosts. Some regional and professional arrangements can differ, including rates up to 15% in parts of Europe.
Payment processing makes a difference
Where Vrbo processes guest payments as merchant of record, its guidance says separate payment-processing charges are not added to the 12% commission. Owners retaining their own payment processor may incur separate processing costs. VAT may also apply.
Five checks for owners
- Confirm your property-specific commission in the Vrbo Owner Dashboard.
- Check whether Vrbo or your business processes guest payments and when payouts arrive.
- Review how your channel manager or PMS passes nightly rates and additional fees to Vrbo.
- Calculate the actual net proceeds from each booking before changing prices.
- Review the current terms on distribution and pricing across channels, including direct bookings.
For professionally managed properties, including those using a channel manager, do not assume a generic fee applies to your particular account. The key figure is your verified net payout, not the headline commission alone.
